Overall, total sales recorded a marked increase compared with the previous year, while some categories posted declines.<\/p>\n<p><strong>Headline Housing Sales Data for 2024<\/strong><\/p>\n<ul>\n<li><strong>Total sales:<\/strong> In 2024 a total of <strong>1,478,025<\/strong> homes were sold nationwide. This represents a significant <strong>6%<\/strong> increase versus 2023, one of the highest rates recorded in recent years.<\/li>\n<li><strong>December 2024 performance:<\/strong> In December 2024 home sales rose <strong>4%<\/strong> year on year to <strong>212,637<\/strong> units.<\/li>\n<\/ul>\n<p><strong>Breakdown by Sales Type<\/strong><\/p>\n<p>Housing sales are divided into mortgaged transactions and other types (cash, installment notes, etc.):<\/p>\n<ul>\n<li><strong>Mortgaged sales:<\/strong> In 2024 there were <strong>158,486<\/strong> mortgaged home sales, a <strong>8%<\/strong> decline year on year, among the lowest levels since the series began in 2013. Mortgaged sales accounted for <strong>10.7%<\/strong> of total transactions.\n<ul>\n<li>In December 2024 mortgaged sales rebounded, rising <strong>3%<\/strong> year on year to <strong>23,277<\/strong> units.<\/li>\n<\/ul>\n<\/li>\n<li><strong>Other sales:<\/strong> Non-mortgaged home sales increased <strong>9%<\/strong> year on year to <strong>1,319,539<\/strong> units in 2024, comprising <strong>89%<\/strong> of total transactions.<\/li>\n<\/ul>\n<p><strong>New and Existing Home Sales<\/strong><\/p>\n<ul>\n<li><strong>New homes (first hand):<\/strong> <strong>484,461<\/strong> new homes were sold in 2024, up <strong>6%<\/strong> year on year. New homes accounted for <strong>32.8%<\/strong> of total sales.<\/li>\n<li><strong>Existing homes:<\/strong> <strong>993,564<\/strong> existing homes changed hands in 2024, a <strong>4%<\/strong> increase from the previous year.<\/li>\n<\/ul>\n<p><strong>By City<\/strong><\/p>\n<p>Top selling provinces and those with the lowest sales:<\/p>\n<ul>\n<li><strong>Highest sales:<\/strong>\n<ul>\n<li><strong>Istanbul:<\/strong> <strong>239,213<\/strong> homes<\/li>\n<li><strong>Ankara:<\/strong> <strong>134,046<\/strong> homes<\/li>\n<li><strong>Izmir:<\/strong> <strong>80,398<\/strong> homes<\/li>\n<\/ul>\n<\/li>\n<li><strong>Lowest sales:<\/strong>\n<ul>\n<li><strong>Ardahan:<\/strong> <strong>755<\/strong> homes<\/li>\n<li><strong>Hakkari:<\/strong> <strong>958<\/strong> homes<\/li>\n<li><strong>Bayburt:<\/strong> <strong>998<\/strong> homes<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><strong>Home Sales to Foreign Buyers<\/strong><\/p>\n<p>A downward trend was observed in sales to foreigners:<\/p>\n<ul>\n<li><strong>Total to foreigners:<\/strong> In 2024 sales to foreign buyers fell <strong>1%<\/strong> year on year to <strong>23,781<\/strong> units.<\/li>\n<li><strong>Share:<\/strong> Sales to foreigners accounted for <strong>6%<\/strong> of total transactions.<\/li>\n<li><strong>Top provinces:<\/strong>\n<ul>\n<li><strong>Istanbul:<\/strong> <strong>8,416<\/strong> homes<\/li>\n<li><strong>Antalya:<\/strong> <strong>8,223<\/strong> homes<\/li>\n<li><strong>Mersin:<\/strong> <strong>2,112<\/strong> homes<\/li>\n<\/ul>\n<\/li>\n<li><strong>By nationality:<\/strong> The top buyer groups were from Russia (<strong>4,867<\/strong>), Iran (<strong>2,166<\/strong>) and Ukraine (<strong>1,631<\/strong>).<\/li>\n<\/ul>\n<p><strong>Overall Assessment<\/strong><\/p>\n<p>Throughout 2024 T\u00fcrkiye\u2019s housing market saw a clear recovery in total sales. Nevertheless declines in mortgaged transactions and in sales to foreigners were notable. Persistently high interest rates appear to have constrained access to mortgage credit, while the rise in other sales types suggests buyers turned to cash or alternative financing methods.
