Overall, home sales posted a significant increase while notable shifts occurred in mortgaged sales and sales to foreign buyers.<\/p>\n<p><strong>Headline Housing Data for H1 2025<\/strong><\/p>\n<ul>\n<li><strong>Total sales:<\/strong> Nationwide <strong>691,893<\/strong> homes were sold in January\u2013June 2025. This represents a substantial <strong>9%<\/strong> increase compared with the same period a year earlier. The growth shows that momentum in the housing sector continued.<\/li>\n<li><strong>June 2025 performance:<\/strong> In June 2025 alone home sales rose <strong>8%<\/strong> year on year to <strong>107,723<\/strong> units.<\/li>\n<\/ul>\n<p><strong>Breakdown by Sales Type<\/strong><\/p>\n<p>Sales are examined in two main categories, mortgaged and other sales (cash, promissory note, etc.):<\/p>\n<ul>\n<li><strong>Mortgaged sales:<\/strong> <strong>103,090<\/strong> mortgaged home sales were recorded in January\u2013June 2025, an impressive <strong>5%<\/strong> increase year on year. This may reflect the impact of potential adjustments in interest rates or easier access to credit. Mortgaged sales accounted for <strong>13.4%<\/strong> of total transactions.\n<ul>\n<li>In June 2025 mortgaged sales rose <strong>6%<\/strong> year on year to <strong>14,484<\/strong> units.<\/li>\n<\/ul>\n<\/li>\n<li><strong>Other sales:<\/strong> Non-mortgaged sales increased <strong>3%<\/strong> to <strong>588,803<\/strong> units in January\u2013June 2025, continuing to make up <strong>86.6%<\/strong> of total transactions.<\/li>\n<\/ul>\n<p><strong>New and Existing Home Sales<\/strong><\/p>\n<ul>\n<li><strong>New homes (first hand):<\/strong> <strong>207,624<\/strong> new homes were sold in January\u2013June 2025, up <strong>8%<\/strong> year on year. The share of first-hand homes in total sales was <strong>31.2%<\/strong>.<\/li>\n<li><strong>Existing homes:<\/strong> <strong>484,269<\/strong> existing homes changed hands in the same period, a <strong>3%<\/strong> increase year on year. Existing-home sales remained the main locomotive with a <strong>68.8%<\/strong> share.<\/li>\n<\/ul>\n<p><strong>By City<\/strong><\/p>\n<p>Major markets with the highest sales and provinces with the lowest sales:<\/p>\n<ul>\n<li><strong>Highest sales (January\u2013June 2025):<\/strong>\n<ul>\n<li><strong>Istanbul:<\/strong> Retained leadership with the highest number of sales.<\/li>\n<li><strong>Ankara:<\/strong> Ranked second.<\/li>\n<li><strong>\u0130zmir:<\/strong> Ranked third.<\/li>\n<\/ul>\n<\/li>\n<li><strong>June 2025 sales (numerical):<\/strong>\n<ul>\n<li><strong>\u0130stanbul:<\/strong> <strong>17,656<\/strong> homes<\/li>\n<li><strong>Ankara:<\/strong> <strong>9,428<\/strong> homes<\/li>\n<li><strong>\u0130zmir:<\/strong> <strong>5,987<\/strong> home<\/li>\n<\/ul>\n<\/li>\n<li><strong>Lowest sales (June 2025):<\/strong>\n<ul>\n<li><strong>Ardahan:<\/strong> <strong>38<\/strong> homes<\/li>\n<li><strong>Bayburt:<\/strong> <strong>62<\/strong> homes<\/li>\n<li><strong>Hakkari:<\/strong> <strong>81<\/strong> homes<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><strong>Sales to Foreign Buyers<\/strong><\/p>\n<p>The downward trend seen in 2024 continued in the first half of 2025:<\/p>\n<ul>\n<li><strong>Total to foreigners:<\/strong> Sales to foreign buyers fell <strong>6%<\/strong> year on year to <strong>9,354<\/strong> units in January\u2013June 2025.<\/li>\n<li><strong>June 2025:<\/strong> Sales to foreigners rose <strong>7%<\/strong> month on month to <strong>1,565<\/strong> units, which may signal a monthly recovery.<\/li>\n<li><strong>Share:<\/strong> Sales to foreigners accounted for <strong>5%<\/strong> of total transactions.<\/li>\n<li><strong>Top provinces (June 2025):<\/strong>\n<ul>\n<li><strong>Antalya:<\/strong> <strong>603<\/strong> homes<\/li>\n<li><strong>\u0130stanbul:<\/strong> <strong>521<\/strong> homes<\/li>\n<li><strong>Mersin:<\/strong> <strong>128<\/strong> homes<\/li>\n<\/ul>\n<\/li>\n<li><strong>By nationality (June 2025):<\/strong> The top buyer groups were Russia (<strong>326<\/strong>), Ukraine (<strong>111<\/strong>) and Iran (<strong>109<\/strong>).<\/li>\n<\/ul>\n<p><strong>Overall Assessment<\/strong><\/p>\n<p>The first half of 2025 closed with strong growth in total home sales. The sharp rise in mortgaged transactions indicates a reversal of the previous downtrend and renewed activity in the credit market. This may reflect improvements in mortgage interest rates or a warmer stance by banks toward housing finance. The continued dominance of existing-home sales remains an important indicator for supply and price balance.
