Turkey Housing Sales Report 2025 First Half

According to Turkish Statistical Institute (TÜİK) data, the first six months of 2025 (January–June) were highly active in Türkiye’s housing market. Overall, home sales posted a significant increase while notable shifts occurred in mortgaged sales and sales to foreign buyers.

Headline Housing Data for H1 2025

  • Total sales: Nationwide 691,893 homes were sold in January–June 2025. This represents a substantial 9% increase compared with the same period a year earlier. The growth shows that momentum in the housing sector continued.
  • June 2025 performance: In June 2025 alone home sales rose 8% year on year to 107,723 units.

Breakdown by Sales Type

Sales are examined in two main categories, mortgaged and other sales (cash, promissory note, etc.):

  • Mortgaged sales: 103,090 mortgaged home sales were recorded in January–June 2025, an impressive 5% increase year on year. This may reflect the impact of potential adjustments in interest rates or easier access to credit. Mortgaged sales accounted for 13.4% of total transactions.
    • In June 2025 mortgaged sales rose 6% year on year to 14,484 units.
  • Other sales: Non-mortgaged sales increased 3% to 588,803 units in January–June 2025, continuing to make up 86.6% of total transactions.

New and Existing Home Sales

  • New homes (first hand): 207,624 new homes were sold in January–June 2025, up 8% year on year. The share of first-hand homes in total sales was 31.2%.
  • Existing homes: 484,269 existing homes changed hands in the same period, a 3% increase year on year. Existing-home sales remained the main locomotive with a 68.8% share.

By City

Major markets with the highest sales and provinces with the lowest sales:

  • Highest sales (January–June 2025):
    • Istanbul: Retained leadership with the highest number of sales.
    • Ankara: Ranked second.
    • İzmir: Ranked third.
  • June 2025 sales (numerical):
    • İstanbul: 17,656 homes
    • Ankara: 9,428 homes
    • İzmir: 5,987 home
  • Lowest sales (June 2025):
    • Ardahan: 38 homes
    • Bayburt: 62 homes
    • Hakkari: 81 homes

Sales to Foreign Buyers

The downward trend seen in 2024 continued in the first half of 2025:

  • Total to foreigners: Sales to foreign buyers fell 6% year on year to 9,354 units in January–June 2025.
  • June 2025: Sales to foreigners rose 7% month on month to 1,565 units, which may signal a monthly recovery.
  • Share: Sales to foreigners accounted for 5% of total transactions.
  • Top provinces (June 2025):
    • Antalya: 603 homes
    • İstanbul: 521 homes
    • Mersin: 128 homes
  • By nationality (June 2025): The top buyer groups were Russia (326), Ukraine (111) and Iran (109).

Overall Assessment

The first half of 2025 closed with strong growth in total home sales. The sharp rise in mortgaged transactions indicates a reversal of the previous downtrend and renewed activity in the credit market. This may reflect improvements in mortgage interest rates or a warmer stance by banks toward housing finance. The continued dominance of existing-home sales remains an important indicator for supply and price balance. The decline in sales to foreigners suggests that overall growth was largely driven by domestic demand.
