Urla Bademler, the New Favorite of Housing Investors

In recent years, due to disasters such as the pandemic and earthquakes, as well as the stress of dense urban life, housing investors seeking detached living have turned to the Urla–Bademler area.

Noting that Urla attracts people with its natural and tranquil lifestyle and its proximity to the ring road, Tanyer Yapı General Coordinator Taylan Tanyer said that TanUrla, now under construction in Bademler, sets a good example for sustainable housing projects.

Tanyer said, “Bademler village in Seferihisar stands out with its natural beauty and calm way of life. As Tanyer Yapı we are building a modern village directly connected to nature with a focus on renewable energy right across from Bademler. We are creating a significant living space, especially for those who want to get away from the chaos of big cities and live more peacefully in touch with nature. Together with our architect Nevzat Sayın at TanUrla, we oriented all homes across our 250,000 square meter site to benefit from sunlight. With a sustainable living philosophy we designed modern, practical homes inspired by Aegean architecture. TanUrla holds a prime position for both residence and investment thanks to its continuously rising value.”

SOLAR ENERGY WILL BE USED, WATER WILL BE SAVED
Providing information about the TanUrla project under construction in Urla Bademler, Taylan Tanyer continued, “Our garden homes span unit types from 1+1 to 5+1 and are being built in harmony with the terrain without disturbing the natural fabric. Taking the effects of drought into account, we used plants in the landscape that require very little water. We are building 500-ton rainwater tanks for each of the three clusters. We will collect and reuse rainwater. We will also collect and treat gray water for reuse. Instead of plants and lawns that consume high amounts of water just for their appearance, we will create a more natural plant diversity. We want the landscaping to be sustainable as well. In addition, the roofs of the buildings were engineered to carry the load of solar panels. When homeowners put these panels into operation they can meet the home’s entire electricity needs. Beyond that, we will establish what we call DS fast charging stations for vehicles using energy generated by the solar panels.”

IT WILL BECOME A MAGNET FOR THE REGION
Emphasizing that the commercial areas to be established at TanUrla will become an important attraction for the region, Tanyer said, “Residents will be able to spend time in our social amenities covering 20,000 square meters in the project, including cafes, restaurants, venues where you can listen to music, co-working offices, organic shops, markets, a pet shop and a sports center. In short, we set out to create a real living space rather than just housing. We also allocated one parking space for each home. There will be a continuous parking garage beneath our commercial area. Unfortunately many parts of İzmir have turned into open parking lots because of this shortage, so we attach importance to parking areas.”

SHOW FLATS BOOSTED OUR SALES
Stating that the TanUrla project under construction in Urla Bademler is progressing on schedule, General Coordinator Taylan Tanyer said they aim to hand over the first keys in 2025.

Tanyer added, “We have made significant progress. We will deliver two clusters by the end of 2025. In 2026 we will hand over the final cluster to their owners. We are receiving strong demand from both inside and outside the city. The show flats we completed have had a major impact on this. In the second half of the year these sales gained further momentum, because as housing supply decreased there was also pent-up demand. At TanUrla there are housing options to match everyone’s dream floor plans. Our talks with well-known brands for the commercial areas are ongoing. In our project we want to feature more of İzmir’s own distinctive brands.”
