Endeksa Releases Housing Value Report: Home Sale Prices Up 29.2% in September

Endeksa, which uses artificial intelligence to calculate real estate values and enable secure transactions, has released its September 2025 Housing Value Report. According to the data, asking prices for homes for sale across Türkiye rose 29.2% year over year and 2.7% month over month in September. Adjusted for inflation, prices fell 3% in real terms over the year and were flat month over month. The average listing price per square meter was TRY 35,335, while the average home price stood at TRY 4.5 million. The payback period for a housing investment was calculated at 13 years.

Looking at transaction volumes, 150,657 homes were sold in September, up 6.9% compared to the same month last year. In the January–September 2025 period, home sales increased 19.2% year over year to 1,128,727. Compared to January–September of last year, the most notable increase was in mortgaged sales, which rose 76.0%.

“In September, home sales topped 150,000, reaching the highest monthly level of the year. The 76% increase in mortgaged sales points to a partial recovery in access to financing. Despite this rise in transactions, the slowdown in price growth indicates that the market’s normalization continues.

According to Endeksa data, listing prices for homes rose 29.2% year over year; however, after adjusting for inflation, this translates into a 3% decline in real terms. We see a similar trend in the rental market. Although rents increased 29.8% annually, inflation-adjusted figures point to a 2.5% decline in real terms.

Provinces with the Highest Appreciation: Diyarbakır, Çanakkale, and Manisa

According to Endeksa, among the 30 provinces with the highest home-sales volumes in September, the best returns for investors were in Diyarbakır, Çanakkale, and Manisa, respectively. In Diyarbakır, home prices rose 61.8% over the past year; adjusted for inflation, the increase was 21.6%. The average listing price per square meter was TRY 29,304 and the average home price was TRY 4.5 million. In Çanakkale, nominal price growth was 44.2% and real growth 8.3%; the average listing price per square meter was TRY 47,611 and the average home price was TRY 5.6 million. In Manisa, nominal price growth was 41.1% and real growth 6%; the average listing price per square meter was TRY 31,086 and the average home price was TRY 3.9 million.

Among the top 30 by sales, the provinces with the smallest annual increases in listing prices were Hatay, Muğla, and Aydın. In Hatay, listing prices rose 17.5% year over year, while inflation-adjusted data show an 11.7% real decline. The average listing price per square meter was TRY 24,766 and the average home price TRY 3.7 million. In Muğla, nominal prices rose 18.9% but fell 10.6% in real terms. Muğla, which has the highest real estate prices in Türkiye, posted an average listing price per square meter of TRY 74,687 and an average home price of TRY 9.5 million. In Aydın, nominal prices rose 23.2% while real prices fell 7.4%; the average listing price per square meter was TRY 48,093 and the average home price TRY 6.6 million.

Among the Four Largest Cities, Ankara Leads in Price Growth

Among Türkiye’s four largest provinces, Ankara saw the strongest annual increase in listing prices. Nominal prices in Ankara rose 38.2%, with a 3.8% rise in real terms. The average listing price per square meter in the capital reached TRY 31,566, while the average home price rose to TRY 4.1 million. In İzmir, nominal prices were up 29%, but after inflation they fell 3.1% in real terms. İzmir’s average listing price per square meter was TRY 45,998 and the average home price TRY 5.8 million. In İstanbul, listing prices increased 30.2% year over year in nominal terms but declined 2.2% in real terms. The megacity’s average listing price per square meter was TRY 53,722, with an average home price of TRY 6.1 million. In Antalya, nominal prices rose 25.8% but fell 5.4% in real terms; the average listing price per square meter was TRY 45,429 and the average home price TRY 5 million.

Rents Up 29.8% Nationwide

Endeksa’s latest data show that asking rents for homes across Türkiye rose 29.8% year over year in September, while remaining flat month over month. Adjusted for inflation, rents fell 2.5% year over year and 2.3% month over month in real terms. Nationwide, the average asking rent per square meter was TRY 230, and the average monthly rent was TRY 25,060.
