Endeksa, which calculates real estate values using artificial intelligence to enable safer transactions, has published its October 2025 Housing Value Report. The data show that, in October, asking prices for homes for sale across Türkiye rose by 29.2% year-on-year and 2.5% month-on-month. Adjusted for inflation, prices fell by 2.9% over the year and by 0.4% month-on-month. The average listing price per square meter reached TRY 36,223, while the average home price stood at TRY 4.5 million. The investment payback period for housing was calculated at 13 years.
Looking at sales volumes, 164,306 homes were sold in October, a 0.5% decline versus October last year. In January–October 2025, however, home sales rose by 16.2% year-on-year to 1,293,033. Compared with the same period last year, the most striking increase was in mortgaged (credit) sales, up 64.0%.
Endeksa Co-founder and CEO Görkem Öğüt commented:
“Although there was a slight dip in monthly sales in October, the 16.2% growth recorded in the first ten months indicates that housing demand remains robust. We expect total sales to exceed 1.5 million units by the end of 2025. On the pricing side, the picture is more balanced. While listing prices continue to rise in nominal terms, once adjusted for inflation, the real decline seen since February 2024 persists; we observe a similar trend in the rental market. This suggests that, following the rapid post-pandemic price increases, the market is normalizing and user-driven demand is replacing investment-driven purchases. In the period ahead, interest-rate cuts and lower borrowing costs could support demand and lay the groundwork for a renewed real-term uptick in prices.”
Top Value Gainers: Diyarbakır, Çanakkale, and Samsun
Among the 30 provinces with the highest number of sales in October, the best performers for investors were Diyarbakır, Çanakkale, and Samsun. In Diyarbakır, listing prices rose 54.6% year-on-year; in real terms, the increase was 16.1%. The average price per square meter was TRY 29,954, and the average home price was TRY 4.6 million. In Çanakkale, nominal prices rose 42.0% and real prices 6.7%; the average price per square meter was TRY 48,335, with an average home price of TRY 5.7 million. In Samsun, nominal prices increased 41.2% and real prices 6.1%; the average price per square meter was TRY 31,042, and the average home price was TRY 3.7 million.
Slowest Annual Price Growth: Hatay, Muğla, and Aydın
Within the top-30 provinces by sales, the slowest annual increases in listing prices were in Hatay, Muğla, and Aydın. In Hatay, prices were up 14.7% year-on-year in nominal terms but fell 13.8% in real terms. The average price per square meter was TRY 24,691, and the average home price was TRY 3.7 million. In Muğla, nominal prices rose 20.6% while real prices fell 9.3%. Despite having Türkiye’s highest real-estate price levels, Muğla’s average price per square meter was TRY 75,788 and the average home price was TRY 9.8 million. In Aydın, nominal prices increased 23.2% while real prices declined 7.4%; the average price per square meter was TRY 48,461, and the average home price was TRY 6.5 million.
Among the Four Largest Cities, Ankara Leads in Price Growth
Of Türkiye’s four largest cities, Ankara posted the strongest annual increase in listing prices. Nominal prices rose 37.1%, while real prices increased 3.0%. The average price per square meter reached TRY 32,459, and the average home price rose to TRY 4.2 million. In İstanbul, nominal prices increased 29.8%, but real prices fell 2.4%; the average price per square meter was TRY 55,181, and the average home price was TRY 6.3 million. In İzmir, nominal prices rose 27.8% year-on-year while real prices declined 3.9%; the average price per square meter was TRY 46,902, and the average home price was TRY 5.9 million. In Bursa, nominal prices increased 27.0%, while real prices dropped 4.6%; the average price per square meter was TRY 31,073, and the average home price stood at TRY 4.0 million.
Rents Up 28.7% Nationwide
According to Endeksa’s latest data, asking rents across Türkiye rose 28.8% year-on-year in October but fell 0.5% month-on-month. Adjusted for inflation, rents declined by 3.2% over the year and by 3.3% versus the previous month. The national average asking rent stood at TRY 24,923, with an average rent of TRY 229 per square meter.
