Coordinat Yapı, known for housing, commercial and hotel projects, plans to deliver 1,500 homes and commercial units in İzmir and Manisa within the next five years, the total cost is expected to reach TRY 4 billion.
Co-founder Caner Tan said that after recently completing villa projects, they aim to finish the Coordinat West development in Germany by year-end, new projects in Germany are also under discussion. Tan added, “We have signed for two new projects in Manisa, one with 236 apartments, the other with 390. We plan to break ground on the 236-unit Coordinat Manisa in January 2026.”
He noted preparations for two projects in İzmir, 300 units in Karşıyaka, 400 units in Çamdibi, “Within five years we aim to finish 1,500 housing and commercial units, investing a total of TRY 4 billion.”
Affordable financing, transparent payment model
Highlighting Manisa’s proximity to İzmir, easy transport and economic potential, Tan said, “We will offer up to 36 months interest-free, for longer terms we plan installments at rates below bank loans. Cooperative models often escalate prices and strain investors, we will provide a transparent payment model, buyers will know the price up front and pay nothing extra at completion. We focus on 1+1 and 2+1 units, aiming to offer practical sizes at accessible prices.”

“Buying a home is getting harder by the day”
Co-founder Onur Durmuş noted that Turkey’s housing stock is running out, “The roughly two million units nationwide are close to exhaustion, this directly pushes up rents. Investors and suppliers who chose us before are demanding new projects, this pressures us to develop more.”
Durmuş pointed out the positive market reaction after the March rate cut, “There was a quick revival, investors now prefer completed and reliable projects. Five years ago it was easier to buy a home, five years from now it will be much harder, those who act today, not those who wait, will win.”
